Preparing for our Marketing Consultation is the First Step to a Successful Sale. Below are a few Tips to Get the Most from the Appointment.
 
1. Schedule the appointment during a time when you can focus on the task at hand.
2. Make sure you're well rested and won't be starving during the appointment.
3. Have Grandparents, Friends or Mommy's helper available to occupy small children.
4. Be prepared to do a home tour.
 
Items to Have on Hand:
 
  • Mortgage Loan and/or Payoff Information to put on listing agreement
  • Previous Title Policy/Binder
  • Covenants & Restrictions/bylaws (website if available)
  • Previous Appraisal if available
  • Survey if available
  • Termite Bond? Past Treatment?
  • Previous Radon Test if available
  • Septic Permit (if necessary), Well permit & info? Propane Tank?
  • Homeowners Insurance Info - Flood Ins?  Claims??
  • Builders Documents - Floor Plans, Neighborhood Info, Etc. if available
  • Any Additions? Permits? 
  • Year Major Mechanicals were replaced? HVAC, Water Heater, Other?
  • Details of Upgrades, Repairs & Other Replacements? Roof?
  • Home Warranty? Builder Warranty?
  • Instructions,Manuals,Warranties on Appliances (ie underground fence)-leave at house
  • List of things you like about your home & separate list of dislikes
  • Set of Keys for Lockbox
  • Property Access Details & Special Instructions for Pets
  • Names of Utility Companies (Form -  prepared to provide avg. cost of elec., gas, water)
  • Any documentation or Info buyer need/may want to know about your home.
